The abstractor's job is to pull every relevant document and organize them so the title examiner can read the chain of title clearly and identify anything that could represent a defect. The IRS imposes rigid timing requirements: the investor has 45 days from the sale of the relinquished property to identify potential replacement properties, and 180 days to close on the replacement. These deadlines are absolute. The exchange must also be handled through a qualified intermediary — a neutral third party that holds the sale proceeds between transactions to prevent the investor from taking constructive receipt of the funds.

Rather than paying the full base rate as if the property had never been insured, the underwriter acknowledges the prior policy and reduces the premium accordingly.

Re-issuance credits are available on both owner's and lender's policies and can represent meaningful savings, particularly on higher-value properties. Eligibility depends on the time elapsed since the prior policy was issued, the underwriter's guidelines, and the relationship between the coverage amounts. In Mississippi, re-issuance rates are filed with the state Insurance Department and applied consistently.
